At the top of 655 Montgomery, what was once an outdated health club is now a refreshed amenity space for Beacon Capital Partners. With limited funds and a space full of quirks, the challenge wasn’t just about what to improve; it was about how to make each upgrade count.

Working within a tight budget meant every decision had to be strategic. We focused on high-impact areas, ensuring every dollar added tangible value to the user experience. But the real complexity came from an unexpected constraint: the occupant load. To avoid triggering increases, we had to navigate the city approval process carefully and work within the existing layout.

Rather than view these restrictions as limitations, we used them as design cues. The notched portals and geometric transitions in the locker rooms, which would be oddities in some spaces, became architectural features that mirror the building’s footprint and add character. The result is a high-rise health club that feels thoughtful, elevated, and unique.
