Designed as a speculative suite targeting tech and life sciences tenants, this project repositions a 1920s building to compete confidently with newly delivered high-rise offices in the surrounding neighborhood. Rather than chasing the polish of new construction, the design leans into what makes the building distinct, celebrating its existing structure while amplifying abundant daylight and expansive views from the sixth floor.

Flexibility was a core driver from the start. The suite was planned to be easily demarcated into two smaller tenant spaces with minimal disruption, allowing ownership to adapt quickly to shifting market demand without sacrificing design intent or incurring unnecessary cost. Beyond the physical space, Revel supported our long-standing client, MCC, through a period of transition, helping navigate new broker personalities introduced by the financial backer. Acting as a steady partner, we aligned evolving stakeholder priorities with the original leasing and design goals, ensuring decisions remained focused on market performance.
